Why should I choose you as my listing agent?

Quality of Service, Experience and Education.  Over the years we have helped hundreds of people sell their homes.  Many of these people have written letters of thanks and/or offered to be available as a reference to anyone inquiring about the quality of our service. With over 30 years of experience in the Treasure Valley as full-time REALTORS® and consistently in the top 10% of agents we are local experts.  That being said, the real estate market constantly changes and as our credentials show, a real estate license is not our only standard.  We believe in being at the top of the class and invest in our own continuing education regularly.?

What specific marketing systems and approaches will you use to sell my home?

We use a blend of online and offline marketing to reach a broader spectrum of buyers.  We syndicate your listing out to 40 plus home search websites, add personal listings to our own website and Facebook page and market on the RE/MAX national site just to name a few.  We also use targeted Google advertising to reach out-of-town buyers moving to Idaho.   Offline marketing is extensive as well.  Give us a call and we will meet with you to review our full listing strategy.

Will you represent me exclusively, or will you represent both the buyer and the seller in the transaction?

We represent our Sellers best interest always, by keeping your information confidential and negotiating your home sale to get the agreed upon results.   We also market your home to all buyers, including our own.   If we happen to be working with a buyer for your home, we will absolutely show them your home as we would other homes that meet their criteria.  This is always disclosed to you as the seller and as a team we can always assign another agent to the transaction if you wish.

How Do You Get Paid?

We only get paid if your house sells.  However, we pay directly up-front for all Marketing Expenses, Professional Pictures, floor plans to verify square footage, membership dues to syndicate to social media platforms, etc.    Commission is based on the sales price of the home with part of the commission going to the Listing Agent and part going to the Buyer’s Agent.

What is your Availability?

You can almost always get in touch with us as we work diverse hours to meet our client’s needs and are very flexible to work around varying work schedules, kids, travel, etc.  During normal business hours we meet with vendors and partners just like any other business, so this may mean we catch up on phone conversations and emails in the early morning or late evening. Our goal is to find out what works best for our clients to ensure we have regular and effective communication.

What about Safety when my house is listed?

Only licensed real estate professionals have access to your home through the lockbox.  We use lockboxes that record who enters and exits the property as well as when the enter and exit.  Our lockboxes are programmed to turn off at night time, not allowing access into your home while you and your family are sleeping. Additionally, we give specific showing instructions on all of listings after discussion with our Sellers to ensure entry into your home meet your needs as a Seller.

How do you communicate?

Communication comes down to personal preference.  We work with each individual client to make sure we can communicate in the way that is most convenient to them; email, text, phone or face to face.  We strive for the best experience for our clients.
