Do you typically work in my price range?

Most agents work across a wide variety of prices.   Due to our extensive time in the business and a large variety of clientele we both buy and sell all price ranges in all areas.  We have several programs for first time homebuyers, median and luxury homes and enjoy working with investors interested in 1031 exchange or supplementing investment portfolio with residential real estate.

What are your hours?

You can almost always get in touch with us as we work diverse hours to meet our clients needs and are very flexible to work around varying work schedules, kids, travel, etc.  During normal business hours we meet with vendors and partners just like any other business so this may mean we catch up on phone conversations and emails in the early morning or late evening. Our ultimate goal is to find out  what works best for our clients to ensure we have regular and effective communication.

How do you communicate?

Communication comes down to personal preference. We work with each individual client to make sure we can communicate in the way that is most convenient to you; email, text, phone or face to face.  We strive for the best experience for our clients.

How many other buyers are you working with?

We have a book of business that is ever changing.  Due to the nature of Real Estate we consistently have transactions in different phases.  Some clients are just starting to look, others may be in negotiation phase or waiting for a build job to be completed and others are in escrow or closing.  This changes on a constant basis.  The beauty of our partnership as a Mother and Daughter Duo is that we are always ready, willing and able to serve you.  We won’t ever ask you to work with a transaction coordinator or administrator. We work directly with all of our clients through the entire transaction.

Will we be working directly with you or a team?

You will always be working with either Shirley Hicks or Michelle Hicks or both depending on schedules.  We don’t ask you to work with someone other than us, we like to be with our clients throughout their entire transaction to ensure your needs are met and you are always well represented by a licensed professional.

How are you compensated?

Buyer’s agents are typically compensated by receiving a commission split expressed as a  percentage  of the sales price. Howeversome buyers prefer to pay their buyers agents directly.  Most often, however,  agents have a co-op agreement in place with the listing agent through the MLS for compensation.   Many buyers don’t know that retaining a buyer’s agent seldom adds any expense to the buyer’s transaction because real estate commissions are typically paid by the seller of a property.

Do you have a network of recommended vendors?

We have a full service vendor list including, Lenders, Title Companies, Home Inspectors, Trades people and Handymen to name just a few.

When am I committed to working with you?

When you sign a Buyers Representation Agreement you have decided to hire us as your Real Estate Professional.  Realtors are required by the State of Idaho to review this agreement with you prior to having you sign a contract.
